South Florida Market Update — November 2026

XPN Realty / STX Realty — Coral Springs, Parkland, Boca Raton & Weston
Published November 1, 2026 · Data through September–October 2026 (latest full months available at publication)

South Florida's fall market is sending two different messages at once. Single-family prices are still rising in both Broward and Palm Beach counties, but fewer homes are closing, and condos and townhouses are moving on a completely different track than houses. Here is what the latest published numbers say in the four communities our team works every day — and what our agents at XPN Realty and STX Realty are watching as the holiday season approaches.

The county backdrop (September 2026, Florida Realtors)

- Statewide: 20,537 single-family homes closed in September 2026, down 3.5% from a year earlier, while the median sale price edged up 1.2% to $415,000. Single-family supply stood at 4.4 months; condos and townhouses carried 7.7 months of supply at a median of $293,500, down 1.8%.
- Broward County: The single-family median rose 2.4% year over year to $641,500, even as closed sales fell about 7%. The condo/townhouse median dropped sharply, down 14.5% to $235,000.
- Palm Beach County: The single-family median climbed 6.7% to $656,000, with closed sales down about 3%. Condos and townhouses moved the other way from Broward, up 3.3% to a $310,000 median.

In plain terms: houses remain supply-constrained and price-firm, while attached homes — especially in Broward — give buyers more room to negotiate than they have had in years.

Coral Springs

Over the twelve months ending October 22, 2026, single-family homes in Coral Springs closed at a median of $695,000 across 943 sales, with the middle half of sales between $592,000 and $810,000 and a typical time on market of about 25 days (Flexmls/BeachesMLS closed sales, pulled October 25, 2026). Townhouses closed at a $378,000 median (119 sales) and condos at $189,000 (292 sales) over the same period. As of October 22, 172 houses were actively listed. Coral Springs remains the most accessible entry point of the four cities we cover — one reason our agents consistently show it to families who want northwest Broward schools and space without a seven-figure budget.

Parkland

Parkland stayed firmly in premium territory in October 2026: 31 single-family homes closed at a median of $1,075,000, up from $1,053,750 in October 2025, after a median 34 days on market and at 94.3% of the original asking price (BeachesMLS, retrieved November 1, 2026). Year to date through October, Parkland's single-family median is $1,200,000 across 470 closings, with roughly 4.5 months of supply — still seller-leaning, but buyers are negotiating, and pricing discipline matters more than it did two years ago.

Boca Raton

Boca Raton posted the strongest single-family number of the group in September 2026: 169 homes closed at a median of $1,110,000, up from $950,000 in September 2025, after a median 27 days on market (BeachesMLS, retrieved October 31, 2026). Condos and townhouses told a softer story — 182 closings at a $426,500 median and 33 median days on market. Boca's split personality continues: well-priced houses move quickly, while condo buyers can take their time and compare.

Weston

Weston is the most negotiation-friendly of our four markets right now. In September 2026, 61 homes sold at 95.77% of asking on average, with an average of 86 days on market (MLS statistics published October 17, 2026). As of November 1, 2026, 47.3% of Weston's 188 active single-family listings had a recorded price reduction from their original asking price (BeachesMLS analysis, November 1, 2026). For buyers who have been waiting for leverage in west Broward's master-planned communities, Weston is where it is showing up first.

What our team takes from this

- Sellers of single-family homes in Coral Springs, Parkland and Boca Raton are still selling into firm prices — but the sold-to-asking ratios (roughly 94–97% of original list in Parkland and Weston) say overpricing gets corrected by the market, slowly and publicly.
- Condo and townhouse buyers have real choices again, above all in Broward County, where the median fell 14.5% year over year.
- City medians are starting points, not answers. A median blends neighborhoods, property types and condition. The right number for your home or your offer comes from recent closed sales on your street and in your community.
