Additional Information

Parkland Homes for Sale | Parkland & Heron Bay Real Estate — XPN Realty / STX Realty

Parkland, Florida

Parkland sits in the northwest corner of Broward County, next door to Coral Springs, and it has held onto a quieter, greener feel than almost anywhere else in the county — large lots, strict zoning, top-rated schools, and no commercial clutter. It is one of the most in-demand family markets in South Florida, and prices reflect that.

Living in Parkland

Housing: Almost entirely single-family homes, from established subdivisions on generous lots to newer construction and gated luxury estates. Townhomes exist in a few communities but are a small part of the market.

Neighborhoods and communities: Heron Bay, Parkland Golf & Country Club, Parkland Isles, Parkland Reserve, Watercrest at Parkland, Cascata, Miralago, Parkland Bay, and Four Seasons at Parkland (55+) are the communities buyers ask about most. XPN/STX Realty agents who specialize in Parkland — Heron Bay included — serve these communities daily.

Schools: Parkland's public schools are the headline — Marjory Stoneman Douglas High School, Westglades Middle School, and elementary schools including Park Trails, Riverglades, and Heron Heights are consistently among Broward's highest rated. School zones are assigned by address, so verify the zone for any specific home.

Parks and lifestyle: Pine Trails Park hosts concerts, sports, and the city's biggest community events; Terramar Park covers leagues and playgrounds; and the Parkland Equestrian Center at Temple Park keeps the city's horse-country roots alive. There are no big-box stores inside Parkland — shopping and dining are minutes away in Coral Springs and Boca Raton.

Commute: The Sawgrass Expressway borders the city, putting Boca Raton about 15–20 minutes away and Fort Lauderdale around 30–35 minutes in normal traffic.

Heron Bay

Heron Bay is Parkland's largest master-planned community — a guard-gated development of roughly 2,000 homes across a series of villages, from villas and townhomes to large lakefront estates. Residents get two clubhouses, resort-style pools, tennis and basketball courts, a fitness center, and miles of sidewalks and green space inside the gates. As of October 2026, Heron Bay homes have recently sold around a median of about $1.15 million, with smaller villas starting well below that and lakefront estates reaching into the multi-millions. It is a community we know well — we work with Heron Bay buyers, sellers, and renters every week.

Parkland Market Snapshot (as of October 2026)

As of October 2026, most single-family homes in Parkland trade between about $900,000 and $1.3 million, with entry points in the $700,000s for smaller or older homes and luxury estates in Parkland Golf & Country Club and Heron Bay reaching $3 million and beyond. Inventory stays limited and well-priced homes in the top school zones draw strong interest, so pricing strategy and presentation make a real difference on the sell side.

Why Buy or Sell in Parkland with XPN Realty / STX Realty

Parkland is our backyard — our office is minutes away in Coral Springs, and our team, led by broker/owner Alain Alcala, works Parkland and Heron Bay listings, sales, and rentals constantly. Our agents are bilingual (English/Spanish), understand the HOA application and approval process in each gated community, and live and work in the communities we serve. XPN Realty / STX Realty holds a 4.8-star rating across 122 Google reviews. Selling a Parkland home takes a team that knows how one village prices against the next; buying one takes agents who hear about homes before they sit on the portals.
